A Notice of Commencement is required for the general contractor to send at the start of the Michigan residential project. It is typical for the general contractor to accommodate the owner in preparing the Notice of Commencement. A Notice of Commencement is required if the owner does not live on the property.
Although it is not a legal requirement to send a Preliminary Notice, it is best business practice to do so as a general contractor. Sending a Preliminary Notice advises all parties that you are working on the Michigan residential project and helps you get paid faster.
An Affidavit of Mechanic's Lien must be filed by the general contractor within 90 days of last furnishing of labor and/or materials to the Michigan residential job.
